Farm land for sale with plenty of water outside of Dundee

This beautiful spacious land is perfect for grazing and planting. This is a unique farm with bounty of water. There is no house on the farm land.

There is cattle handling facilities.

THERE IS NO LAND CLAIMS.

This farmland is situated 35km from Dundee and 25km from Nqutu. The farm is located in the Endumeni Municipality about 1km from the Van Rooy's Steel bridge, crossing the Buffalo River and entering into the Municipality of Nqutu. The river is 500m from the R68 on a very accessible gentle slope.

It has 100ha of arable land that is perfect for cash crops of erragrostis hay bales or planting of cabbages & soya. All 3 crops are good cash crops in the area. In the past, water has been pumped from the Buffalo River "dam". This is also the second last irrigation point on the river before it continues it's flow downstream into the Tugela and out to the sea.

WATER HOLDING CAPACITY
Because of the massive rock outcrop damming, the river in dry periods, the part of the river in question holds back the water for at least 2300m but often more then 5000m.

WATER HOLDING CAPACITY
Because of the massive rock outcrop daming the river in dry periods, the part of the river in question
holds back the water for at least 2300m but often more than 5000m.
The estimated constant water holding is 294,400 to 640,000 cubic liters at any time with a constant
inlet.
(2300m of river length x 1.6m deep x 80m wide). Obviously, in times of flood, the river carries more
but yet still holds its wide banks. Flooding, which has occurred in the past, has never flooded the
lands in the past 15 years.
The “damming” is due to a massive rock outcrop feature in the river on the border of the property
forming an artificial dam.

The width of the river is 80m wide in dry periods and roughly 1.6m deep (1.2 to 2.2m where
measured). During high rainfall periods, the river can be 140m wide.

RIVER CAMP
The River camp is 112ha in extent with the majority being arable land. This is the ideal site to plant
an irrigation crop. The property had water rights and a pump house was erected during its planting
days. Its since been removed. The mother centre irrigation line is still present. It has a natural strong
border with the buffalo river. And the ground adjacent the river too have a natural bordery of the
Ncome river. This keeps the area clean of any settlements.

NGOBESE CAMP
Ngobese’s Camp is the largest camp. Bheki and Lizzy Ngobese are residents in the furthrest corner,
and emplyees on this camp. Its mostly grasing land and is about 145ha in extent. It borders on the
Nyende River and is a constant scourse of water for grazing animals. The carrying capsity is 2.5ha per
LSU. It has a cattle crush and handling facility near the homesteads. The crush can easily handle 150
cows and calves at once.

GUMTREE CAMP
Gumtree Camp is the third and smallest camp. Its 41ha in extent and was the site of the original
homestead. It still has the concrete slab and old steel shed structure on it. It has a bore hole on the
camp that was used for water for the house. It can be used for a petrol station, trading purposes to
sell bales/cabbages and housing of equipment.

The main Eskom Substation feeding electricity to Nqutu and Helpmekaar is also situated on a small
piece of land.

The main body of arible land on River Camp was left open and without Eskom poles so as to allow a
center pivot irrigation if the need arose. A center irrigation line run up the center of the land. It was
put in by the previous owner, Erich Muller. Mr Muller used to plant Cabbages on this land. He says it
was the best land he ever planted cabbages on.
